Norcap is a real estate investment firm with a primary focus on the acquisition, redevelopment, and asset management of hospitality, office, and multifamily assets located in CA, AZ, and UT. Founded in 2014, with a to-date aggregate transaction value of ~$100M, Norcap started as a commercial real estate investment company that has grown via organic vertical integration and partnerships.

Synergizing with its subsidiary companies, IvyCap and SiO Hotels, Norcap is a holistic platform for investment management, construction, and property management. SiO Hotels is a Hilton-approved hotel and property management company created out of the necessity to maximize efficiency and margins across business lines.
Ivycap’s partner construction company is a fully licensed GC holding all mechanical, electrical, and plumbing licenses for our projects, saving investors millions of dollars in development costs.

The Peery Salt Lake City Downtown

Spearheaded the PIP (Property Improvement Plan) for Hilton approval for The Peery Salt Lake City Downtown, successfully admitting the property into the Tapestry Collection

DoubleTree in Phoenix Metro North

  • Previous management licensed as a Radisson; Norcap subsequently converted it to a DoubleTree, creating a windfall for the property.
  • Won the Hilton award, ‘Best RevPAR Index Growth 2017-2018 for the DoubleTree Brand.’
  • The first hotel acquired by Norcap and later the first hotel managed by SiO Hotels.

About the Founding Principal

Candace Norville, IvyCap’s founding principal and vision maker, has a wide breadth of experience in hospitality, office, and multi-family.

Developed through years of hands-on experience and ongoing education, she employs strategies aligned with a Post-Pandemic Renaissance, creating auxiliary revenue streams for operational resilience while providing an excellent customer experience. In addition to deal structuring, negotiations, redevelopment strategy, and high-level thinking, Norville has led construction project management, FF&E procurement, human capital management, branding, and more instrumental functions. She earned an MBA at USC’s Marshall School of Business and is an undergrad alumnus of UCLA.

Norcap started as a team of two. Accordingly, Norville took on many roles throughout the company’s growth. The founder’s philosophy is that knowledge on a cellular level enables enterprise leaders to source, teach, and retain high-quality talent — building a capable and diverse team is the key to scaling a company. And since every individual has unique motivations and approaches to work, we developed a system to unlock their potential in the office and on site..

Strategizing and seeing through the life cycle of a deal from inception to exit is one of the many core competencies of Norville’s experienced and agile team. Norville is passionate about community, breaking socioeconomic barriers, and helping others succeed. Her community involvement includes:

  • Taught with Teach for America.
  • Served on the Associate Leadership board for Public Counsel.
  • Chair of Community Outreach for Sandpipers in the SouthBay.
  • Certified in Heal the Bay and cleaned up beaches all over the SouthBay.
  • Organized Cancer Support Center in Redondo Beach.
  • Raised funds for and donated to the Rainbow House Emergency Shelter and the Family Promise Day Shelter.
